Pianificazione, layout, spazi di supporto e efficienza
Nella simulazione di capienza ipotizzata abbiamo conteggiato gli spazi dividendo tra aree di lavoro nette ed aree di supporto, dove si intendono tutti gli spazi utilizzati a corollario delle attività terziarie. La ricchezza di questi spazi rende il sistema uffici confortevole ed efficiente contribuendo ad aumentare i mq a disposizione per ogni utente. La superficie non è più legata soltanto alla “scrivania standard”, ma tiene conto della fruizione globale degli spazi a disposizione. Esempi con elenco non esaustivo: sale riunioni formali ed informali, work cafe, kitchenette, aree ad uso smart, pod, quite booth, touch down, copy, informal learning, coworking, creative space etc.
Riportiamo per semplicità il piano 5° e il piano della torre arredato, dove negli schemi colorati evidenziamo la tipologia delle aree per verificare solo al piano quinto:n–La percentuale di spazi di supporto su spazio ufficio (NOA) è: 50% Si considera un’ottima configurazione, addirittura si tende a superare il 50% di spazi accessori a disposizione.n–La percentuale di efficienza della circolazione del piano risulta GOOD: 82% NOA/NIA (Si prende come riferimento la classificazione internazionale: Standard C&W).n–La percentuale tra mq totali lordi 2.249 e numero addetti 128 del piano 5° risulta essere 17,6 nel range richiesto (fra 12 e 20 mq/addetto). nNella pianificazione globale riportata abbiamo escluso il piano terra ed il primo, dove saranno collocate tutte le attivita’ speciali aperte alla città, elencate a parte.nIl secondo piano è un ibrido nel quale abbiamo mantenuto una quota di uffici cuscinetto, ma le aree Progetto Demanio intorno alle parti centrali dell’edificio, le piu’ interessanti formalmente rispetto all’architettura, le pensiamo destinate a funzioni da definirsi nell’approfondimento delle fasi successive. Nelle attività di progettazione, pensando che le varie specificità delle Direzioni, possano avere necessità di aree ad uso temporaneo, riconfigurabili, allestimenti di laboratori per progetti speciali a tema etc.
Planning, layout, support spaces and efficiency
During our modelling of the estimated capacity, we considered net usable work spaces and support spaces, i.e. all spaces used in secondary activities. The amplitude of these spaces renders the office system comfortable and efficient and adds to the usable space available to each user. Surface area is no longer viewed only as the “standard desk”, but also takes account of overall use of the available space. Examples include: formal and informal meeting rooms, work cafés, kitchenettes, desk-sharing zones, pods, quiet booths, touchdown zones, copy rooms, informal learning rooms, coworking areas, creative spaces etc.
We provide floor plans of the 5th floor and the furnished floor of the tower, colour-coded to illustrate the different types of areas, highlighting that, for the 5th floor only:n– The percentage ratio of Net Office / Occupiable Area (NOA) is: 50%. This is considered an excellent configuration and even exceeds 50% of the ancillary space available.n– The circulation efficiency on this floor is GOOD: 82% NOA/NIA (see C&W Standard).n– The percentage as a ratio of total gross surface area of 2,249 m2 to each of a total of 128 employees on the 5th floor is 17.6, which is within the required range (between 12 and 20 m2/employee). nWe have not included the ground and the first floors in our overall plan. All special activities open to the public will be placed on these floors and are listed separately.nThe 2nd floor is a hybrid space where we retained a number of “buffer” offices. However, the functions of the areas destined for the Italian Public Land Agency surrounding the central – and most architecturally significant – parts of the building will be defined more precisely in the later stages of the project. The design will take account of the fact that different departments may have different and specific needs, including areas for temporary use, spaces that can be reconfigured, workshops for special projects etc.
